Property management software for landlords who let shared apartments.

Several people under one roof, each with their own room or bed, their own lease, their own rent and their own share of the bills. In Plinthos the property is a single record, divided into rooms and beds. On the web and on your phone.

The property from above, room by room.

Scroll through the steps: at each one you see what happens in the property, what you do in Plinthos and, where relevant, what the tenant sees on their phone. The example is an apartment with 3 rooms and 6 beds.

  1. Rooms and beds

Each bed has its own tenant, lease and rent.

For each room you choose how many beds it has, from 1 to 3, and whether rent is per bed or for the whole room. For a whole room, you set each tenant's rent: Plinthos suggests the room rent divided by the occupants, and each amount stays as you set it when a roommate changes.

  2. A new tenant

A room never takes more tenants than it has beds.

When you add a tenant, Plinthos lets you choose only rooms with a free bed. A double with 2 tenants is full, and Plinthos will not accept a third.

  3. Every bill

One bill for the property, one share for each tenant.

You record the bill and choose how to split it: equally, by floor area, by days of occupancy or by hand. By days, Plinthos counts each tenant's days from their lease dates, so someone who moved in mid-period pays less. The shares add up to the total to the cent, and each tenant finds theirs in the app.

  4. Every day

A group chat for the property, and private messages with each tenant.

Each property has its own chat with you and all the tenants, so you write a notice once. You also have a private conversation with each tenant that the others can't see. Tenants message each other in the property chat.

  5. 30 September · a move-out

When a tenant leaves, the bed is free and the deposit is settled.

At check-out you note any deductions from the deposit, with the amount, the reason, which is required, and photos of the damage. Plinthos shows how much to return, closes the lease and marks the bed as free on the property record.

  6. 16 October · a move-in

You list the bed again. Someone moving in mid-month pays only for their days.

From the free bed you publish a listing on plinthos.app, the listings portal connected to Plinthos. When the new tenant arrives, you add them to the free bed: if they move in mid-month, Plinthos prorates the first rent payment by the days. A tenant moving in on 16 October pays for 16 of 31 days.

  7. Always

You see each tenant's details. Their roommates don't.

Each tenant's phone number and email are visible only to you, on their record. A tenant sees only their roommates' names: in the property chat and among the people who share their room.

What Plinthos keeps in order for you.

Who is in each bed

Room by room you see who lives there, on which lease and until when, and which beds are free. In a full room Plinthos will not add another tenant.

One rent payment per tenant

On the 1st of the month Plinthos creates each tenant's rent payment at their rent. You see who has paid, even between the 2 tenants of a double, and after 5 days Plinthos sends a reminder to anyone who is late.

Bill shares

Plinthos splits each bill with the method you choose, and the shares add up to the total. Each tenant marks their share as paid with a receipt, and you confirm it.

Move-ins and move-outs

Every move-out has its check-out, with the deposit and any deductions; every mid-month move-in has a prorated first rent payment. Closed leases stay in the archive.

Frequently asked questions.

Can I manage double and triple rooms?

Yes. Each room has 1 to 3 beds, and Plinthos will not add more tenants to a room than it has beds.

What is the difference between rent per bed and rent per room?

Per bed, each tenant pays the rent for their bed. Per room, the room has one rent and you set each tenant's amount: Plinthos suggests the room rent divided by the occupants. If a roommate changes, the others keep the amounts you set.

How are bills split between tenants?

For each bill you choose the method: equally, by floor area, by days of occupancy or with amounts you enter. The shares always add up to the total; any rounding cent goes to the last tenant in alphabetical order.

Can tenants see their roommates' details?

A tenant sees their roommates' names. Phone numbers and emails are visible only to you.

What happens when a tenant leaves?

You do the check-out: you note any deductions from the deposit with the reason, and Plinthos shows how much to return. The bed shows as free and you can publish a listing on plinthos.app. If the next tenant moves in mid-month, the first rent payment is prorated by the days.

Do all tenants have to use the app?

No. Those who do mark payments, see their bill share and write in the property chat. For those who don't, you record payments yourself, and Plinthos keeps the same records.

Does Plinthos help me find tenants?

Plinthos is property management software: it keeps tenants, leases, rent and bills in order. When a bed or room is free, you can publish it on the plinthos.app listings portal, connected to the same account.
