Property management software for landlords who let whole apartments.

One tenant or one household per home, on a lease that can last for years. Plinthos follows it from move-in to move-out: the rent every month, the deadlines every year, the renewal and the security deposit. On the web and on your phone.

No credit card required · €7.99 a month after the trial

The life of a tenancy, one year after another.

Scroll through the timeline: at each step you see what you do, what Plinthos does and what your tenant sees.

  1. March 2024 · move-in

You create the lease and record the security deposit.

On the tenant's record you enter the start and end dates, the rent and the deposit. Plinthos lists the deposit as "to collect" in your deposit register. If you add the tenant's email, Plinthos sends them an invitation to the free tenant app.

  2. Every month · the rent

Plinthos creates the rent payment on the 1st, and you confirm it.

The tenant marks the payment as made in the app and attaches proof of payment. You check it and confirm, and Plinthos prepares the PDF receipt. If the payment is late, Plinthos sends the tenant a reminder after 5 days and a second one on day 10.

  3. Every 2 months · the bills

If the utilities are in your name, the tenant gets their share.

You record the bill, from a photo if you like, and Plinthos sends the tenant their share in the app. With one tenant, the share is the whole bill. The tenant marks it as paid with proof, and you confirm it as you do with the rent.

  4. Every year · your deadlines

Insurance, boiler service, property tax: each deadline has its reminder.

You enter each one once, with the property, the type and a yearly repeat, and choose how many days in advance you want the reminder. Plinthos notifies you on those days, every year.

  5. 30 and 7 days before · the end date

Before the lease ends, Plinthos notifies you and your tenant.

When a lease has an end date, Plinthos sends a notification to you and to your tenant, if they use the app, 30 days and then 7 days before it. If you need to act earlier, for example to give or receive notice, add a deadline with the reminder you need.

  6. February 2025 · the renewal

You renew in one step, and the deposit moves to the new lease.

You choose the new dates and the new rent. Plinthos closes the old lease, creates the new one for the same property and moves the deposit across, with its amount, status and receipt.

  7. February 2027 · move-out

At move-out you compare the photos, note any deductions and return the deposit.

At move-in and at move-out you photograph the property, and Plinthos shows the two sets side by side. If you keep part of the deposit, you enter the amount and the reason, which is required, and attach photos of the damage. Plinthos shows how much to return, and the tenant sees the same figures in the app.

Frequently asked questions.

Does Plinthos work if I let just one apartment?

Yes. The price is the same for one property or several, and even with one apartment you have rent to check every month, a deposit to keep track of, deadlines and receipts.

Can I enter any kind of lease?

Yes. On the tenant's record you enter the start date, the end date if there is one, the rent and the deposit. Plinthos works from those dates wherever your property is.

Does Plinthos remind me when a notice period starts?

Plinthos notifies you and your tenant 30 and 7 days before the end date of the lease. For a notice period or any earlier date, add a lease deadline and choose how far in advance you want the reminder.

What happens when I renew a lease?

You choose the new dates and the rent. Plinthos creates a new lease for the same property and closes the previous one. The security deposit already paid moves to the new lease, so you don't return it and collect it again.

Does Plinthos increase the rent automatically?

No. When you change the rent, Plinthos uses the new amount from that point on and notifies the tenant. Any increase is calculated and decided by you.

Does my tenant have to use the app?

No. If they do, they mark payments with a receipt and find their documents. If they don't, you record payments yourself with the date and method, and Plinthos keeps the same records.

Does Plinthos register the lease with the authorities?

No. Any registration or filing is done by you or your accountant. In Plinthos you can add it as a deadline, repeating if needed, with its reminder.
