How it works.

  1. Step 1

You enter the deposit with the lease.

When you create the lease, you enter the amount of the security deposit. Plinthos lists it as "to collect" in your deposit register.

  2. Step 2

The tenant marks it as paid, and you confirm.

In the app the tenant enters when they paid and attaches the receipt. You confirm it or reject it with a reason. If the tenant pays in cash, you record the payment yourself.

  3. Step 3

At move-out you note any deductions.

At check-out you enter the amount deducted and the reason, which is required, and you can attach photos of the damage. Plinthos shows how much to return, and the tenant sees the same figures in the app.

  4. Step 4

On renewal, the deposit moves to the new lease.

When you renew, you don't return the deposit and collect it again: it moves to the new lease with the same amount, status and receipt.

What you get out of it.

You know how much you hold.

The register adds up the deposits received and not yet returned, property by property, and shows which ones need handling.

Every payment has its proof.

The tenant's receipt stays attached to the deposit, which shows as received only once you confirm it.

Every deduction has a reason.

The amount, reason and photos stay on record, next to the move-in photos of the room. The tenant sees them in the app.

Renewal doesn't start from scratch.

The deposit moves to the new lease with its history, so you don't return it and collect it again.

Frequently asked questions.

How do I keep track of security deposits?

On the Rent page, under Deposits: for each tenant you see the amount, the date and the status: to collect, to confirm, received, returned or transferred. At the top you see how much you hold, meaning the deposits received and not yet returned.

How do I record deductions from a deposit?

At check-out, from the tenant's record: turn on deductions, enter the amount and the reason, which is required, and attach photos of the damage if you want. Plinthos shows how much to return and the deposit is marked as returned with deductions.

Does Plinthos calculate interest on the deposit or hold it in a protected account?

No. Plinthos records the amount, the payment, any deductions and the return. Where the rules require interest or a deposit protection scheme, you handle it outside Plinthos.

What happens to the deposit when I renew a lease?

It moves to the new lease with the same amount, status and receipt. You don't have to return it and collect it again.

Does the deposit go through Plinthos?

No. The tenant pays it to you, by bank transfer or in cash. Plinthos keeps the records of your deposits, never handles the money and takes no commission.
