Terms of Service

These Terms of Service ("Terms") govern your use of the Plinthos mobile app, web app and the plinthos.app website (the "Service"). By using the Service you fully accept these Terms. If you do not accept them, do not use the Service.

1. Service provider

Plinthos is a trading name (brand) operated by Annunziato Cocciolo, a sole trader. The Service is provided by Annunziato Cocciolo, based at Via Maiorana, 21, Italian tax code CCCNNZ93M09C710Y, email annunziatoco@gmail.com (the "Provider"). Any reference to "Plinthos" in these Terms refers to Annunziato Cocciolo.

2. Description of the Service

Plinthos is a room-rental management tool for small landlords and their tenants. Among other things it lets you manage apartments, rooms and tenancies, track payments and bills, manage deposits and deadlines, share documents and chat. The Service is a management tool: it does not provide legal, tax or financial advice and does not process rent payments between landlord and tenant.

Purchases made from the web app are sold and billed by Paddle.com Market Limited, acting as the authorised reseller and Merchant of Record, including the collection and remittance of applicable taxes. Paddle's buyer terms also apply to those purchases. Purchases made from the mobile app are handled by the Apple App Store or Google Play Store under each store's terms. Plinthos does not collect or store payment-card details.

6. Auto-renewal and cancellation

The subscription auto-renews at the same price at the end of each period unless cancelled before renewal. Cancelling stops future renewals; Pro access remains active until the end of the period already paid. Cancellation is done from the web app's subscription settings or, for mobile purchases, from the relevant store's subscription settings.

You are solely responsible for the data and content you enter into the Service (including tenant data entered by the Landlord) and warrant that you are entitled to process it. The Landlord acts as an independent data controller for their tenants' data; the Provider acts as a data processor on their behalf, as described in the Privacy Policy.

10. Service availability

The Provider strives to keep the Service available but does not guarantee it will be uninterrupted or error-free. Interruptions may occur due to maintenance, updates or causes beyond the Provider's control.

11. Limitation of liability

The Service is provided "as is". To the extent permitted by law, the Provider is not liable for indirect damages, loss of data, lost profits, or damages arising from misuse of the Service or from decisions you make based on information in it. Nothing in these Terms excludes or limits liability that cannot be excluded or limited by law, including mandatory consumer rights.

12. Suspension and termination

The Provider may suspend or close an account in case of breach of these Terms. You may delete your account at any time from the app's settings; deletion methods and data-retention periods are described in the Privacy Policy and on the Delete account page.

13. Changes to the Terms

The Provider may amend these Terms with notice through the app or website. Material changes will be communicated with reasonable advance notice. Continued use of the Service after changes take effect constitutes acceptance.

14. Governing law and jurisdiction

These Terms are governed by Italian law. For consumers, the mandatory jurisdiction of their place of residence or domicile applies. For relationships not involving a consumer, the courts of the Provider's place of business have jurisdiction.
