When per-square-meter is the right method

The per-square-meter method works because some utilities genuinely scale with the volume of space being conditioned or lit. A bigger room is more air to heat, more floor to cool, more surface area losing heat through the walls. When the bill tracks that physical reality, a per-square-meter split feels (and is) objective.

It is the right call when at least one of the following is true:

  • Heating dominates the bill. Winter gas bills, central heating systems billed per apartment, or any heating setup where the cost is meaningfully driven by how much air is being warmed. The bigger the room, the more heat it needs, the larger that flatmate’s share of consumption.
  • Room sizes differ significantly. If one bedroom is twice the size of another, equal split is already unfair on its face. Per-square-meter at least corrects for the obvious geometric difference.
  • The tenancy is long. Over twelve months, even a small monthly unfairness compounds into real money. Long tenancies justify the extra effort of measuring rooms once and applying the result every month after.
  • Radiators or AC units are room-by-room. When each room has its own heating element, the consumption is literally tied to the room — and per-square-meter is the simplest proxy for that consumption.

The combination that makes per-square-meter clearly the right call: a flat with one master and two smaller singles, a winter heating bill that runs three figures every month, and a tenancy of at least a year. When per-square-meter is the wrong method

The same logic flips when the utility does not scale with floor area. Forcing every bill through a per-square-meter formula creates a different kind of unfairness — one where the flatmate in the biggest room is being penalized for utilities they are not consuming any more of.

  • Internet. Wi-Fi reaches every room equally. A flatmate in a 20-square-meter room is not consuming more bandwidth than a flatmate in a 10-square-meter room. Per-square-meter on internet just punishes whoever has the bigger room for sleeping there.
  • Water. Water consumption is per-person — showers, dishes, laundry. Room size has no bearing on how much water anyone uses.
  • Trash and cleaning. Per-person again. Trash output scales with bodies in the flat, not with floor area.
  • Streaming and subscriptions. Per-account. If anyone has a personal Netflix or Spotify and the flat shares it, the split should be per-user (or just exclude it from the shared pot entirely).
  • Heavy common-area use. In flats where everyone spends most of their time in the kitchen, living room, or shared workspace, the “private room size” matters less and less. If the living room is where you all actually live, equal split better reflects reality.

A useful test: if you could swap two flatmates’ rooms without changing the bill at all, the bill does not scale with room size, and per-square-meter is the wrong method for it.

How to measure the rooms properly

The math is only as fair as the measurements. Most flatmate disputes about per-square-meter splits trace back to the measurement step, not the formula.

  • Measure the floor area of the bedroom only, not the bathroom, not the hallway. Use the interior dimensions — the usable space inside the walls — not the gross area that includes wall thickness.

  • For walk-through rooms (a room you cross to reach another), the room being walked through gets a small reduction in its effective area. A common convention is to count walk-through space at half.

Three common allocation patterns

So if there are 35 square meters of common space and three flatmates, each one adds 11.67 to their bedroom. More nuanced, accounts for the fact that everyone has a stake in the common space.

Pattern 3: Bedroom full, common area weighted at 50%. Each flatmate gets their bedroom counted fully and an equal share of common area counted at half weight (because common areas are shared, not private). Most accurate philosophically; most complex to explain to a new flatmate.

A worked example makes the differences concrete. Flat of 80 square meters total: bedrooms 18, 15, and 12; common area 35.

The middle flatmate ends up at 33% regardless — they are the median — but the master flatmate’s share drops as common areas get factored in, and the smallest-room flatmate’s share rises correspondingly. Pattern 2 is closest to equal split; Pattern 1 is furthest from it.

There is no single right answer here. The flat that picks Pattern 1 because the master flatmate has agreed it is fair is a happy flat. The flat that picks Pattern 1 over the master flatmate’s objection is heading for an argument. Pick the pattern by talking through it together, not by computing which one your room benefits from most.

Edge cases that come up in real tenancies

Most apartments will hit at least one of these during a normal year.

  • One flatmate switches rooms mid-tenancy. Swap the measurements, re-allocate from the next bill onward. Do not recalculate past bills.
  • A second person moves into one room. Per-square-meter now undercounts that room’s consumption. Switch to a hybrid: per-square-meter for heating, per-bed for internet and water.

Common mistakes when applying the method

These come up in almost every flat that tries per-square-meter for the first time.

  • Measuring gross instead of net. Including the thickness of the walls inflates the numbers. Use the interior floor area only.

The hybrid approach most flats end up using

After enough months, most well-run shared apartments converge on a hybrid that uses per-square-meter only for the utilities where it actually makes sense.

A pattern that works in practice:

  • Heating: per square meter. This is where the method earns its keep.
  • Electricity: per square meter with a small weighting (around 30%) for personal devices, or split equally if everyone’s electronics consumption is roughly similar.
  • Water: equal split. Consumption is per-person.

This hybrid is more work to set up than a single rule, but it is mechanical once configured. Frequently asked questions

Should the master bedroom with a private bathroom pay extra on top of the square meters?

Usually yes, by a small amount. The convention is a 5-10% bump on top of the per-square-meter share, to account for private use of a fixture the others do not have. Alternatively, include the en-suite floor area in the master’s room measurement — similar effect mathematically. Pick one; mixing both is double-charging.

What about a private balcony or terrace?

If the outdoor space is private to one room, apply the same logic as a private bathroom — a 5-10% bump or include it in the area measurement. If it is shared (accessible from the living room), it is common area. Some flats simply exclude outdoor space from the split entirely, which is also defensible.

How do we handle a flatmate with a powerful desktop or gaming setup?

Per-square-meter does not capture that. Negotiate a personal-electronics surcharge for that flatmate, either a flat monthly amount or a percentage bump on the electricity portion. Can we change from equal split to per-square-meter mid-tenancy?
